Real Estate Auctions

  •  We do “Caravan” style real estate auctions.
  • This means we do 4 to 10 properties on site on one or two days.
  • Each seller pays an upfront Marketing Fee of $350.00 which is non-refundable.
  • Our Auction Marketing Method is a process of building excitement about the sale up to the auction day.  We accomplish this with a mix of marketing tools including signage at the auction location, printed sale bills, sale bill box on site, postal mailings, newspaper advertising, radio advertising, website (Each home has its own web page at www.simnittauction.com), social media, email and other internet based advertising and trade publications.
  • Auction properties are listed on MLS.
  • We invite REALTORs® to participate by bringing buyers to our auctions.
  • We order a preliminary title report once an auction sale contract is signed so we know if there are any problems to clear the title before the auction sale.
  •  Open Houses are held the two Sundays prior to auction day by unlicensed people who work as hosts or hostesses.  They have a sign in sheet so we have an accounting of who came through the property.
  • Our people open each property 30 to 45 minutes before sale time.
  •  Properties sell as is, where is.
  • Seller has the right to refuse the final bid.
  • We have a licensed REALTOR® that writes sales contracts after the property sells.
  • We use a cash contract with no contingencies.
  • The high bidder puts 10% of the high bid price or $3,000.00 (whichever is greater) down the day of sale.
  • Properties close in 30 to 45 days.
